If we compare the market we’re in now to the market conditions we had in 2020 and 2021, ‘complete 180’ would be the best way to describe it. Selling a home isn’t as simple as just getting it on the market without much of a strategy, a lot more needs to be done to have a great outcome. Buyers have a lot more leverage, and even though interest rates are higher, they have the opportunity to get themselves into a great home. 

When we were in more of a seller’s market, some of the most important traits of great agents became a lost art. Marketing a property, setting expectations, asking the right questions, and preparing clients for the current market - these are all things that are more important than ever before.
