[06:38] Why should we continue to do these duplexes when it’s the same amount of work if we’re gonna go a 13-unit or bigger? So, for us the rationale just made sense, there is no fear at that point. We’re hitting the books and podcasts endlessly, trying to figure out the next step. We were nervous but we don’t really have that fear. I recommend getting educated to be able to face that.

[20:43] People have to know, trust, and like you. They have to understand what you are doing. When people are confused, and they don’t understand what you are telling them, they’re gonna say no every time.

[22:45] We made a list of family and friends, and extended network who have available funds or have liquid investments who can potentially invest with us. We reach out to them, not asking for money because when you ask someone for money the first thing they say is no, but just to talk about what we are doing. A lot of times we will just ask if they know anybody interested to invest in real estate, and people start to think about that.
