If you’re selling your own home, don’t make these mistakes.

If you’ve thought about selling your home on your own, here are the biggest mistakes FSBO home sellers make: 


 1. Failing to have a proper marketing strategy. Half of the time we call FSBOs, they have no marketing plan or a very disjointed one. Before we bring a home to market, we take it through a 137-step marketing plan. 


 2. Failing to properly price the home. Statistically, homeowners are leaving a lot more money on the table when selling on their own. By hiring a Realtor, you will actually net more money. 


 3. Failing to disclose or understand the terms of the contract. By decree of Hawaii Revised Statute 508-D, you must disclose all material facts regarding a home. You also need to be careful of the pesky terms in those contracts that could result in you looking over your shoulder for the next seven years (the statute of limitations for this crime, we think).
