   Welcome to the Self Storage Playbook Podcast. My name is Terry Royce and I’ll be your host.  I’ve been investing in real estate since 2008  through wholesaling, rehabbing & rental properties in Baltimore, Maryland . Since then I’ve completed over 700 transactions and created an extremely successful real estate operation in my market.  While our systems and team were mostly dialed-in, it was a highly-demanding, time-and-management intensive role.  

  Fast forward to the spring of 2020 when the world shut down.  My wife and I had been talking about making a change “someday” and saw the opportunity that we were afforded to make this massive life change right then. We saw self storage as a means that allowed us to have the autonomy we craved while getting to spend as much time as possible with our young, growing family.

  So, after running a highly successful single family real estate company and amassing a large rental portfolio, I sold it all in the summer of 2020 in pursuit of a life on my own terms with self storage investing as a catalyst for this massive change.
