The best market that can occur is when everyone who is in the market and even those who are on the fence and yes, those who don't even know they are interested to see the product'thing'etc, for sale. If the person you are hiring can do that, then you have to think what if the person has their own expert they want at the table, who is going to pay them? Well, you have have the buyer pay them, you can pay them, or they can do it for free. In most cases, a sellers market of the past had the seller paying the agent who is representing the buyer, because the buyer did not want to go it alone, or trust the sellers realtor, and because the seller believed that advertising to all is better than to only a few, the price of paying said commission was well worth it in exposure and obtaining a higher than expected price if the home had been only seen by a few and offered only to a fewer.
