The Green Party has made a 'pledge to renters', promising landlords won't be able to increase yearly rent by more than three percent.
Their newly proposed renters rights bill also includes keeping a national register of landlords, and enforcing a healthy home 'warrant of fitness' test.
Peter Lewis, the vice president of New Zealand Property Investors Federation, says if this policy goes ahead, we could see more rental deals being made on the black market.
Peter Lewis spoke to Corin Dann.
