Today, buyers are more knowledgeable than ever. Buyers are scared to take on repairs that are the seller’s fault because there could be more repairs needed than meets the eye, the cost can get out of hand extremely quick. So, as they become more knowledgeable, they become more wary of the homes they view due to potential repairs.

The home you buy needs to function for your purpose, if it doesn’t, it won’t be worth the investment. As a Realtor® my job is to rule out the homes that DON’T function for the buyer so that closing goes smoothly and without any unexpected issues.

People are afraid of repairs, but when they avoid it, only bad things happen. In addition to that, people that try and take the easy way out of repairs also only find that it needs more and more repairs as time goes on. Doing it right from the first time will help you avoid more costs in the future.

I generally know how much repairs will cost, but since sellers don’t know how to estimate repairs, if they are given a $1500 allowance to make the repairs, they may spend $800 on a single repair and just make small adjustments with what’s left over.

If the foundation of the house isn’t in good condition, making those small repairs only patches a hole to an already sinking ship. The foundation needs to be in good condition so that the repairs that are made only improve the quality of the home.
