Lane Kawaoka owns over 4,500 rental units and is the leader of “Hui Deal Pipeline Club” which has acquired over $600 Million dollars of real estate by syndicating over $70 Million Dollars of private equity since 2016. Lane partners with investors who want to build their passive portfolio but are too busy to invest actively.  He is also the host the Simple Passive Cash Flow Podcast. In this episode, Lane talks about his unique way to screen sponsors, the metrics he uses to evaluate deals and his three rules of investing.

Lane talks about how he realized that turnkey rentals were not passive, so he switched to syndications. He mentions that multifamily workforce housing is his favorite asset class because it is recession proof. He is also looking at life settlements, oil and gas, mobile home parks and self-storage facilities for future investments.

Lane relies on his network when evaluating a new sponsor and usually screens the deals before the operator, so he will not need to talk to the operators that have deals that don’t match his metrics.
