Today we talk to Scott Carson, President & CEO of weclosenotes.com.  Scott has been in the mortgage, finance, and banking industry since 2001 and an active real estate investor since 2002. He has been actively buying notes on residential and commercial properties since 2005. At We Close Notes, Scott and his team buy pools of distressed assets on residential and commercial properties directly from banks and hedge funds. Scott’s podcast The Note Closers Show also covers this note investing education. On our show, Scott explains that long-term capital gain notes are notes that Scott holds for about a year before selling the loan. He prefers buys from regional lenders and smaller local banks. Scott tells us that looking into notes, occupied homes are actually better because then it is easier to work with the owner on repayment options and the property is more often taken care of and kept up with.
