1.) It's NOT business as normal! What changes need to be made to ensure proper marketing, exposure and contracts. 
2.) Relationships: There are SO many 3rd parties that are involved during the real estate transaction, does your agent have these connections and relationships to get you though the process, efficiently and to the closing table on time? 
3.) Knowledge and Experience: This is when years in the industry can become critical. Earning this badge isn't easy, but you want someone that can use their knowledge and experience to protect you. 
4.) Contracts/Training/Education: Staying on top of each day and knowing the legal impacts this imposes on all parties is more important that ever! 

Property Management: There have been SO many changes in Property Management over the last 12 months with local and state wide bills. Do you know what has change? as far as changes that have been made, things that are on the House and Senate Bills AND things proposed for the current ballet. 

Doe you know the impacts that the CARES Act has on your investment? Did you know you have to provide tenants with a copy? How are you handling rent hardship and payment plans, how are you insuring you are protecting your investment, but considering Hardship, do you know what you can and can not do?
