How do 1031 exchanges work within real estate syndications?
One of the biggest misconceptions about 1031 exchanges is that they cannot be used with syndication investments.
Many believe that since syndications are structured as partnerships, and investors do not directly own real estate, a 1031 exchange is not possible. However, this is not entirely true. The entire partnership can execute a 1031 exchange, allowing the collective investment to roll into a new deal.
This means the 1031 exchange happens at the partnership level, not the individual investor level. This is where things get both interesting and complex.
