I had an interesting conversation with Michelle Case from Smith Barney about a program they offer that can be used to buy commercial real estate using a revolving credit line that uses your portfolio of stocks, bonds, mutual funds etc. as collateral. It is a wonderful way to buy a property with great terms offered to the seller, effectively lowering your purchase price and then securing long term traditional loans after the fact if need be. It's an amazing way to give yourself a buying advant...
